Can you sell your house yourself in a hot market? Absolutely. Are you going to get top dollar and sell quickly? Probably not. I will tell you why it is critical to hire a professional to make your house look exactly how it should for the demographics you are trying to reach and do all of the leg work for you. Not only do professional photos, staging, knowledge of the market and professional connections make a difference, hiring a professional to market to the most ready and qualified buyers in your area is the absolute difference between getting your house sold in a few months at an okay price with all of the hassle on your own to a buyer who may not even be qualified to selling it to buyers who are vetted out and ready to pay top dollar for your house.

This recent house I sold is a perfect example. It is in great condition but it needed just a little help to be photo ready and attract buyers to come into the home. How do buyers start searching for a home? Online. If the photos are terrible, you are guaranteed to not get as much for your home and have as much traffic as you could. First impressions and curb appeal mean everything in this business.

Additionally, with the low inventory, many buyers have bid on many homes and lost out. Another way I positioned my seller to get not only qualified buyers through his house, but CONFIDENT buyers who will not get buyers remorse, was to also have the home pre-inspected. This way they knew exactly what they were bidding on. How many homes have you seen come back on the market? In this fast paced climate buyers feel pressure to make a bid in a multiple offer situation and once inspections start, you can guarantee many of them are going to back out of the deal because they get cold feet.

So, having confident, pre-qualified buyers makes a huge difference to get your home from contract to close. I sent out a ton of marketing on the home prior to market, including to my office full of realtors who work in the area, all of my contacts and put it all over social media. The “buzz” I created resulted in at least seventy five qualified buyers walk through our open house on Sunday, five offers above list price and ultimately an accepted offer over list price, closing in a month, taking the home “as is.”

My seller is thrilled and was grateful for such a seamless, worry-free process. The proof is in the results. Now, he can walk away with as much money in his pocket as possible and be ready for his next chapter in life.
